Redcliffe house and unit prices, recent growth, selling times and rental returns for the 12 months to September 2026, with practical context for local owners.

Redcliffe's latest published snapshot shows a $1,060,000 median house price across 119 sales in the 12 months to September 2026. The house median was 17.8% higher than the preceding 12-month period, and the median selling time was 36 days.

Units recorded a $917,500 median across 125 sales, with 28.3% annual growth and a 41-day median selling time. That strong unit headline should be read carefully: waterfront position, building age, view, floor plan, body-corporate costs and condition can create very different values within the same suburb.

Median advertised rents were $663 per week for houses and $605 per week for units. Published gross yields were 3.6% and 3.4% respectively. These are suburb-level indicators, not a forecast or a return estimate for an individual property.

For sellers, the evidence points to a market that still rewards good preparation but does not remove the need for accurate pricing. Buyers are comparing coastal maintenance, flood and storm-tide information, body-corporate records, parking and the real journey to Kippa-Ring station.

The useful question is not whether Redcliffe is rising in general. It is which recent sales genuinely match the property's location, housing type, condition and water proximity.

This report is general market commentary only. It is not financial, investment, legal or tax advice. Figures can change as the source updates its rolling period.
