Queensland's seller disclosure scheme has changed the preparation phase. Sellers now need their paperwork, title details and known property information organised early.

Selling in Queensland now requires more preparation before a contract is signed. The seller disclosure scheme means vendors need to be clearer and more organised about key property information before a buyer commits.

Queensland's seller disclosure scheme commenced on 1 August 2025. In simple terms, sellers must provide buyers with prescribed disclosure material before the buyer signs the contract. If required disclosure is not provided properly, buyers may have rights that can affect the contract.

Brisbane North has a wide mix of property types: post-war homes, renovated family houses, townhouses, units, body corporate properties, coastal homes, acreage-style properties, development sites and investment stock. Disclosure requirements can feel very different from one property to another.

A unit in Nundah or Chermside may require different preparation from a family home in Aspley, a townhouse in North Lakes, a coastal property in Redcliffe or a larger block in Bridgeman Downs. Sellers who organise the right documents early reduce friction once a buyer is ready to act.

This is especially important in a normalising market. Buyers are comparing harder, and anything that creates uncertainty can slow momentum. Good preparation makes the property easier to say yes to.
