Brisbane North Spring Market 2026: Cooling, Normalising or Still Undersupplied?

Brisbane North has moved into a more selective spring market. Sellers still have opportunity, but price positioning, presentation and buyer feedback matter more than broad-market headlines.

Brisbane North is entering spring 2026 with a different rhythm. The market is not dead, and it is not the same broad boom sellers enjoyed over the last few years. It is more selective. Buyers are still active, but they are weighing borrowing capacity, insurance, renovation costs, school catchments, transport access and value suburb by suburb.

Recent national market commentary points to Brisbane moving into a short-term downturn after a very strong growth cycle. That does not mean every Brisbane North suburb is falling in the same way. It means the market is becoming less forgiving of overpricing, weak presentation and campaigns that rely only on broad market momentum.

Quality family homes remain the strongest part of the Brisbane North market. Homes close to schools, shopping, transport and parks are still getting attention, especially when they are cleanly presented and easy for buyers to understand. Downsizers are still watching low-maintenance homes. Investors are still watching rental demand. Interstate buyers are still comparing Brisbane North against Sydney and Melbourne affordability.

Inner and middle-ring suburbs such as Kedron, Nundah, Chermside, Aspley and McDowall are being supported by land scarcity and CBD access. Outer northern and Moreton Bay suburbs such as North Lakes, Mango Hill, Rothwell, Deception Bay and Caboolture are being supported by relative affordability, infrastructure and population growth.

For sellers, the message is simple: launch cleanly, price with evidence, read the first two weeks of enquiry carefully and adjust quickly if the market is not responding. In a normalising market, buyers compare. The strongest campaigns make the property easy to understand and easy to choose.
